Chapter 10 of 14, third quire

Buying a home in Toledo province: why the NIE comes before the notario

No foreign buyer signs at the notario without a NIE, so the number is the first item on a buyer’s list, not the last. Notario means notary: the public official who checks a sale and signs the escritura, the deed, with the buyer and the seller. The bank, the tax office and the Registro de la Propiedad (property registry) need the number too.

The procedure, in Spanish and in English

One number for each buyer

If two people buy together, both need a NIE. The same is true for each heir in an inheritance, and for a seller who is a foreigner. Start early: the number needs a cita previa for the province of Toledo, and the date of the signing is fixed.

Residente or no residente

A buyer who already lives here finds the NIE printed on the green certificate or the TIE. A buyer whose home is abroad files form EX-15 for the bare number: in Spain, at a police office that lists it, or abroad, at the Spanish consulate for their home region. In this province, Ronda de Buenavista 57 and the Talavera de la Reina comisaría both have NIE assignment on their policia.es lists.

Poder notarial: someone signs for you

Poder notarial, in English a notarised power of attorney, lets a person you trust sign the purchase for you. You can make it in Spain, or abroad before a notary or a Spanish consulate; a document made abroad usually needs an apostille and a sworn translation.

A power of attorney does not replace your own NIE. The deed still names you, with your number.

Property and residence: two separate files

A deed of sale and a right of residence are two separate things. Spain abolished the golden visa, the old link between them, in 2025. A European who settles registers on form EX-18; anyone else still needs a visa or an authorisation.

Once the escritura is signed

The NIE appears again on every paper of the house: the IBI, the yearly local property tax; the electricity, water and gas contracts; the bank account that pays them. Owners who live abroad also file Spanish tax returns as non-residents. For those, speak to a tax adviser.

In Toledo, in particular

For a purchase anywhere in the province, from the Casco Histórico of Toledo to Olías del Rey, Illescas or Talavera de la Reina, policia.es lists NIE assignment at Ronda de Buenavista 57 in Toledo and at the Comisaría de Talavera de la Reina. A NIE given elsewhere in Spain, or by a consulate, is just as valid for the deed. If you cannot travel, Gestoraz files NIE requests at a distance.

Questions on this chapter

Does buying a house in Toledo give me residence?

No. Since Spain abolished the golden visa in 2025, a purchase brings no residence with it. Your route is EU registration, a visa or an authorisation.

I live in Germany. Do I have to come to Toledo for the NIE?

No. The Spanish consulate for your part of Germany accepts form EX-15, and some independent firms handle the request remotely.

Is a NIE from Madrid valid for a deed in Toledo?

Yes. The number is the same in every province, wherever it was assigned.
